Website for B&Bs and holiday lets

On a booking platform you’re one listing among a hundred, and you pay commission on every night. Your B&B’s website is where guests come back to book direct: it takes five minutes to create, it’s free, and it talks about your house instead of the platform.

Why a B&B needs a website of its own

Because the guest who finds you on a booking platform searches your name on Google before booking. They want to see the real photos, understand where you are, read who you are. If they find your own site they can write to you directly; if they find nothing, they go back to the platform and book there — and you pay the commission.

Platforms are still useful for being discovered. The website is for everything that comes after: the guest who comes back the following year, the one who heard about you through a friend, the one who wants to ask if the dog is welcome before committing. Those are the bookings that shouldn’t cost you anything.

And there’s the part that doesn’t fit on a platform: the history of the house, who makes breakfast, the path that starts from the garden, the grotto where you eat in the evening. It’s why people choose a B&B over a hotel, and it’s what the site tells.

What to put on a B&B website

The site starts with hospitality sections — rooms, the property, availability — and with photos of the right kind, to replace with your own.

  • The rooms, one by one Photos, beds, private or shared bathroom, view, price from. Couples and families with children look at different things: write them all down.
  • The property Breakfast, terrace, garden, parking, bike storage. These are the details that make people choose you over the flat next door.
  • The area What to do on foot, by car, when it rains. A free-text section is enough: it’s also the content Google rewards, because it answers real questions.
  • Getting here Address, an accurate map, train and PostBus, where to leave the car. Anyone arriving at night in a village they don’t know will thank you.
  • House rules Check-in, check-out, pets, tourist tax, cancellation. Better to read them beforehand than discover them on arrival.
  • Availability The button to ask about dates. With the management software it becomes a real booking request, with free nights and the price worked out.

Three templates for B&Bs and holiday lets

All twenty-eight templates are available, and none costs more. These three are the most natural starting points: you can switch template later without losing your text.

  • Terrazza The photo fills the whole first screen and the text can breathe: made for those with a view to show.
  • Riviera Sky blue, sand and sun: for houses by the lake or the sea.
  • Giardino Soft greens and gentle shapes, for the farm stay, the farmhouse, the house in the hills.

Showing up when someone’s looking for a place to stay

People looking for somewhere to stay type the place first: ‘B&B Maggia Valley’, ‘holiday let Lake Lugano’, ‘where to stay in Morcote’. The LyamFlow site starts with a title containing the name, the type of accommodation and the village, and the area section adds all the local words a platform won’t let you write.

What to do, just once:

  • put the site’s address in your property’s Google Business Profile and in your description on every platform that allows it: that’s where a curious guest will look;
  • write the area section the way you’d describe it to a guest over breakfast, with the real names of places;
  • put the room photos in order, best first: the first one is the one that decides.

Direct bookings, no commission

The site is free on its own too. With the hospitality management software, the ‘Availability’ button becomes a real booking request: the guest picks the dates and the room, the system checks it’s free and works out the price from your rates, and the booking lands in the room calendar. LyamFlow takes no commission on the night: you pay the subscription, not a percentage.

Everything else is in there too: room calendar, guest list, payments. A fourteen-day trial, then the Basic plan.

How it works, trade by trade: management software for your business.

Frequently asked questions

Do I have to take my property off the booking platforms?

No. Platforms bring new guests, the site brings the ones who search for you by name and the ones who come back. The two live side by side, and over time the direct share grows.

Can guests book directly from the site?

Yes, with the management software: they choose dates and room, the system checks it’s free and works out the price from your rates. Without it, the site still brings you the contact, via WhatsApp, phone or email.

I have a single holiday home, no separate rooms. Does it still work?

Yes: the house becomes the only unit, with its photos, number of beds and price. When you sign up, choose ‘Holiday home’ instead of ‘B&B’, and the site starts with the right words.

Can I show different prices by season?

On the site you write the ‘from’ price and, if you like, a line for high and low season. It’s the information guests look for to see whether you’re within their budget.

How much does it cost, all in?

The site costs nothing, forever. Your own domain — casaglicine.ch, for example — CHF 9 a month plus registration; the management software with direct bookings CHF 29.90 a month, after a two-week trial.

Your B&B, with an address that’s yours alone
